Most Florida rental owners are overpaying - and underinsured for the rental itself.
Do you own a rental property?
Tap the answer that fits. This takes one tap.
Fudge Insurance is a Florida agency that specializes in short-term rental and vacation-home portfolios — the kind of coverage a standard homeowners policy quietly leaves out.
Insuring vacation rentals in Florida shouldn't feel like a gamble.
Standard HO-3 policies don't cover short-term rentals.
The homeowners policy you bought when the property was your second home almost certainly excludes commercial rental activity. One claim on Airbnb or VRBO income and the carrier can deny — or non-renew — the entire policy.
Florida carriers keep tightening — quietly.
Wind deductibles are climbing, roof settlements are shrinking, and inspection triggers are being added at renewal. Most owners find out only after a hurricane, when the check is far smaller than expected.
You own multiple properties — insured by multiple people.
One condo through a national carrier, a beach house through a broker, a canal home through a friend. No one has the full picture, and gaps hide in the seams between policies.
Flood is separate — and most owners are underinsured.
Florida is the highest flood-risk state in the country, but flood coverage lives outside the homeowners policy. NFIP caps and private-market options need to be structured deliberately — not left to defaults.
Two ways to insure a Florida rental portfolio
Renewing blind
- Nobody checks whether rental use is excluded
- Named-storm deductible discovered after the storm
- Dwelling limit left at last year's rebuild cost
- Flood assumed to be included
- Lost nightly revenue comes out of your pocket
- A different agent for every property
Reviewed by a Florida rental specialist
- Rental use confirmed in writing on every property
- Named-storm deductible priced in dollars before you sign
- Dwelling limit matched to today's Florida rebuild cost
- Flood quoted separately, NFIP and private market compared
- Loss of rental income structured around your booking calendar
- One Florida agency for the whole portfolio, renewals and claims
A Florida rental policy, built around every property you own.
We tailor each quote — property by property — so the right protection is in place before you ever need to file a claim.
Dwelling coverage
Rebuild your rental at today's Florida construction costs after a covered loss — sized to actual replacement value, not a shortcut estimate.
Other structures
Docks, pool cages, detached garages, guest casitas and outbuildings — protected alongside the main property.
Contents & furnishings
Furniture, linens, appliances and everything you've staged for guests — protected against theft, fire and covered damage.
Liability for hosted stays
Guest injuries, slip-and-falls, dog bites and legal defense costs — coverage built for properties with a rotating door of renters.
Wind, hurricane & flood
Named-storm deductibles, wind/hail limits and separate flood policies structured for Florida's coastal and inland-flood zones.
Loss of rental income
When a covered loss shuts down bookings, we help replace the nightly revenue you were counting on — not just the mortgage payment.

Three simple steps to better coverage
Tell us about your portfolio
Share the addresses, property types and how each one is rented — long-term, seasonal, nightly. Takes about 5 minutes.
We build the right coverage
We map every property to a carrier that actually wants short-term rental risk in Florida — with the endorsements your standard policy is missing.
Bind & relax
Lock in coverage across the portfolio with one Florida agency that handles renewals, mid-term changes, and claims — for every property you own.

A Florida agency. Built for rental portfolios.
Fudge Insurance is a Florida agency dedicated to helping owners of vacation homes and short-term rental properties protect what they've built. We understand the realities of insuring rental property in Florida: hurricanes, flood zones, tightening carrier appetite, and standard homeowners policies that quietly exclude the way you actually use the property.
When you work with our team, you get one point of contact for every property in your portfolio — real people who pick up the phone, walk you through your coverage in plain English, and are still here when it's time to file a claim.
The five terms that decide your claim
The standard homeowners policy. It is written for a home you live in, and it normally excludes business or rental use of the property.
The policy form built for a property you rent out instead of live in. This is usually the right base form for a Florida rental.
A separate deductible that applies only when a named storm causes the damage. It is a percentage of the dwelling limit, not a flat dollar amount.
Pays the rental revenue you lose while a covered loss makes the property unrentable, up to the limit and time period on the policy.
NFIP is the federal flood program with capped limits. Private flood carriers can go above those caps and often cover more, so the two are worth comparing side by side.
